First Floridian duty

Today is my 1st duty in Floridian as part of the DTZ marketing team. 3 different companies are marketing this project. There are total of about 15 agents (Far East marketing team, JLL and DTZ.).

But that there are ONLY 2 groups of buyer came to visit the showflat for the whole day (from 10am-6pm). Furthermore, 1 group is brought by Michael (marketing team ic).

We spend 1st 2 hours to study the showflat. The layout, floor plan, orientation, wet and dry kitchen, etc. The rest of time time spend in talking to the more experience agents and Joe who is working in DTZ Resi team. They shared with me their experience few years ago (up to 14 years), how they advertise on newspaper. Waiting for the co-broke agents or buyer to page them. Keep in mind there is no mobile phone 14 years ago. So they standby at the public phone in a coffeeshop to return calls. And they have gone through the good and bad markets.

Definition of Good and Bad market:
Good-1 advertisement can receive 100 calls and close deal within 1 day.
Bad - NO transaction in the market (year 2000)

My next duty will be on 10th May 2008 (Sat). So if you have any friends who is looking for investment or own staying at Bukit Timah area. Please do bring them down to the showflat (Bukit Timah road, beside Nexus). Do call me and let me know before hand. So that I can prepare all the information and I can serve him/her more effectively.
